Investor Short Sale Program:
This program is basically an emergency foreclosure prevention program and it is most commonly applied to those distressed pre-foreclosure home owners who have a looming Trustee Sale date around the corner, with no time to attract sufficient purchase offers in order to postpone the foreclosure sale in a timely manner. This program is commonly referred to as an A to B, B to C investor program with back to back closing.
14 Day Short Sale Program:
This unique 14 Day Short Sale Program, aims to obtain sufficient qualified offers in the shortest period of time in order to meet certain deadlines set by the lender or the seller. One such deadline may be the postponement of a looming trustee sale date. With the consent of our client, the program may allow for a second round of bidding after the highest offer obtained during the first round, are disclosed to the participants. This unique program obviously benefits the distressed home owner as well as the short sale lender, although it creates a lot more effort and time for both the listing agent as well as the buyer’s agents. Government sponsored HAFA Short Sale Program:
We are certified HAFA Specialists with the CSP(Certified Short Sale Professional) designation, if you’re interested to find out more about the new Obama treasury solution HAFA short sale program, with its standardized paperwork, processes and timelines as well as certain distinct advantages and benefits to the distressed short sale seller. Some of the eligibility requirements for the HAFA program include but are not limited to the following:

The Home Affordable Foreclosure Prevention Alternatives Program (HAFA) is a US treasury short sale solution program, which aims to streamline and standardize the complete short sale process for eligible distressed home owners, making short sales less excruciating than they are now for all participants: buyers, sellers, bank and the real estate agents. COOP Short Sale Program from Bank of America:

We have access to the asset management companies who negotiate these pre-approved short sale transactions where, Bank of America appoints an outside asset management company like UTLS or AMS or REDC Default Solutions to negotiate the COOP Short Sale on their behalf. This program is basically the banks internal alternative to the government sponsored HAFA short sale program and it is aimed at those distressed home owners who do not qualify for the stringent conditions of the HAFA program. There are many similarities to the HAFA program in terms of timelines and deadlines, and the main purpose of this newly launched pilot program is to cut through the red tape, but more importantly to obtain investor approval, often even before the property gets listed: with clear guidelines to the listing and buyers agents, which is aimed at reducing the typically extended COE times of normal short sale transactions. Highlights of the program include the following:

The agent’s commission cannot be cut and this program offers full commission (6%) to the agents. This obviously serves as a great motivation for buyer’s agents to participate in the transaction, since lenders often cut their commission in a normal short sale transaction.

It also have distinct advantages to the distressed home owner(s) in regards to: a) cash for relocation assistance, b)guaranteed waiver of deficiency judgments and c)guaranteed contributions towards the payoff of junior lien holders in order to make it worth their while to approve of the short sale.

Reduced qualifying documentation may be required, making it easier for the distressed home owner to qualify for the short sale.
