Looking to buy a short sale?

When a seller owes more on their house than its value, they can sometimes get the lender to agree to a short sale, whereby the lender agrees to release the mortgage for a sum less than what's owed. Can I get a bargain on a short sale?

Sometimes. Often times people hear the words "short sale" and instinctively think of a seller that is in default and needs to sell their property quickly to avert further financial problems. This is sometimes the case and can be an opportunity for a buyer to cash in on another's misfortune. On the other hand, a lender may consider a short sale even if the seller is current with their mortgage, but property values have depreciated. In these cases the "bargain" price may in fact be in line with actual market values instead of below.

How do I buy a short sale?
  • Always do your homework before making any offers. Using a knowledgeable REALTOR® from Short Sale Center to help you research a property can help you make informed decisions. We can help discover to whom the property is titled, the balance still owed to the lender, and whether or not a foreclosure notice has been filed. Acquiring this data can help you make a decision about how much to offer.
  • Get a real estate professional with short sale experience. The real estate agents at Short Sale Center can help expedite the transaction and make sure you're protected. Don't permit inexperience to hold up the closing process. Let our experience and knowledge work for you.

  • Even with an experienced real estate agent and under the best of situations, buying a short sale property will generally take longer than a typical real estate transaction. Be aware that many short sales will not close in the customary 30 days or less. Remember that you're not only getting approval from the seller, but the lender must also agree to the sale terms. Commonly, your offer will be seen by a committee for approval which will add time - sometimes even 2 to 3 months.
  • Home protection warranties, buyer credits and allowances, and closing cost concessions are normally not up for negotiation when buying a short sale. The lender will be selling the property "as is" which means the lender will not be paying for repairs. Be sure you reserve the right to have inspections for pests, HVAC, electrical, and other critical areas. At Short Sale Center, when we write an offer, we're looking out for your interests above all else and will always suggest that you make your offer contingent upon the results of the inspections.
When it's time to buy, whether it be a short sale or a typical home sale, Short Sale Center can help you. Use our experience and knowledge of real estate to be confident you are getting a fair deal and remain protected during the complete transaction.
